selling domain

Hi as some of you may have seen, im planning on making a new site about something i love in an area that isnt over populated on the internet yet

so because of this i was thinking of selling my other site, does anyone know how people work out the value of websites?

im not sure but ive heard that you should sell it at 12 times the monthly income...

I would do some more research though since im not too sure

yea i heard that but i think it goes off more than just that, but i may be wrong

What I have read/seen so far (I'm no expert): 8-12 months revenue

Other factors like PR and genuine traffice volume helps to boost up the price.

traffic volume for a month? or a little more like 3/6/9 or 12months traffic?

I would think the past 3 month's average...

hmmm i think i should stick with it then, my sites only been up 3 months and the traffic has gone way up from the 1st month

I've heard selling a site for 12-24 months income. Pricing a domain or website can be a tricky venture because it is very easier to under price your site or to over price your site. IMO always ask the interested buying party to make offer first (after you provide info such as PR, Traffic, income) sometime you will be surprised that your # was lower..

i've been lurking in the sitepoint and webmaster-talk forums on selling sites. buyers will more likely than not insist that you give a price first before they offer a price. unfortunately, it's a buyer's market out there...

12-24 months is very high IMO. not sure if someone can expect that kind of prices...

Very true but if someone wants the domain enough they will pay what every price a seller wants.. Domain names are so cheap if I don't get the price I want I'll just sit on it until I do get it...

I guess it is really depends how a buyer approaches you.. I think its a good way to ask for "what do you think the value is first" to make sure your both in same ball park. I tend to try not to "show my cards" during negociations just how I have learned to do business.
